Redwater Homes has recognised the current problems with the house building market and in particular the problems facing first time buyers trying to get onto the housing ladder. With this in mind we have devised the Attainable Homes Scheme which we feel will benefit both the landowner and the prospective home owner.
The approach is to develop new houses using a leasehold structure rather than a conventional freehold purchase. This will allow us to reduce the cost of houses to the first time buyer by between 20-30% depending on the area. The landowner would retain ownership of the land and receive a higher ground rent in perpetuity. We anticipate that on an average development site, the landowner would receive between £15,000-£20,000 per annum for every acre of developable land.
As the purchase cost for the first time buyer is reduced by between 20-30%, then these reduced costs enable the scheme to be “affordable” in a planning sense and hence are an exception from the normal planning policies that restrict development. In this way we are able to obtain residential planning permissions that would otherwise be refused permissions.
